TERMS AND CONDITIONS
These Terms and Conditions govern access to and use of the website and the hospitality services offered by Podere Calcinaia di Spalletti Gloria, with registered office at via Monsignor Francesco Ciampi 5, 50052, Certaldo (FI), VAT no. 06801980480.
The property offers hospitality within its two dedicated apartments, "La casa di Mario" and "Zufola", open to guests from late April to late November.
By submitting a booking request, the Guest declares that they have read and accepted the following.
1. Bookings and Payments
Booking request: The request sent via the contact form does not constitute a confirmed booking. The booking is valid only after our written confirmation by email.
Deposit: To confirm the booking, payment of a deposit equal to 30% of the total may be required.
Balance: The balance of the stay must be paid at check-in or according to the arrangements
agreed by email.
Tourist Tax: The price of the stay does not include the tourist tax required by the Municipality of Certaldo, which must be paid on site in cash (unless otherwise indicated).
2. Cancellation Policy
Guests of Podere Calcinaia - Tuscany Home & Vineyards may choose between two different rate types, with different refund conditions:
A. Flexible Rate (Standard)
This rate allows cancellation of the booking with a partial or full refund according to the
following time brackets:
• More than 30 days before arrival: 100% refund.
• From 29 to 15 days before arrival: 50% refund.
• From 14 to 7 days before arrival: 25% refund.
• Less than 7 days or no-show: No refund (100% penalty).
B. Non-Refundable Rate (10% Discount)
By selecting this option, the Guest benefits from an immediate 10% discount on the cost of the
stay.
• Terms: Payment of the full amount is required at the time of confirmation.
• Policy: In case of cancellation, changes or no-show, the amount paid will not be refunded under any circumstances, regardless of the notice given.
If the Guest decides to leave the property before the date indicated in the booking form, no refund will be due for unused days, regardless of the rate chosen. In exceptional and documented cases (e.g. sudden government restrictions), the Owner may consider issuing a Voucher (Stay Credit) of equal value, valid for 12 months, in place of a monetary refund.

3. Arrival and Departure (Check-in / Check-out)
Check-in: Rooms/apartments (including the accommodations "La casa di mario" and "Zufola") are available from 15:00.
Please communicate the estimated arrival time at least 24 hours in advance.
Check-out: You are required to vacate the accommodation by 10:00 on the day of departure to allow cleaning.
4. Property Rules
Documents: Upon arrival it is mandatory to present a valid identity document for each guest (including minors) for registration with the Public Security authorities.
Smoking: Smoking is strictly forbidden inside the accommodations.
Pets: Pets are welcome by prior arrangement; a supplement for final cleaning may be required.
Linen Change and Access: For stays longer than 7 nights, a free weekly change of sheets and towels is provided. Any extra changes requested by the guest will be subject to a supplement of € 25.00 per person. By accepting these terms, the guest expressly authorizes the property staff to access the apartments to carry out the linen change service and the agreed cleaning.
Lost Keys: In case of loss or damage to the apartment keys, the Guest will be charged a flat penalty of € 50.00 for replacement of the keys and/or the lock for security reasons.
Respect for the Environment: As an agritourism surrounded by greenery, we invite guests not to waste water and energy and to respect the quiet of the countryside, especially at night.
On-site safety: Given the nature of the activity (Azienda agricola Podere Calcinaia di Spalletti Gloria), please note that some outdoor areas may present inherent risks related to farming activity. Therefore, it is strictly forbidden to access areas closed to guests, which will be indicated by specific prohibitions or delimited by fences.
5. Guest Responsibility
Any damage caused to the property, furnishings or equipment of the Podere must be compensated by the Guest before departure.
The Owner is not responsible for valuables left unattended in the accommodations or in common areas.
Minors must be accompanied and supervised by a parent or a responsible guardian both in indoor and outdoor areas for the entire duration of the stay.
6. Jurisdiction
For any dispute relating to the interpretation or performance of this contract, the competent court shall be that of Florence.
